Our Guesthouse in Edinburgh offer affordable rooms for groups of all sizes.
We currently have six letting rooms, five with en-suite shower and one with private bathroom. Our bedrooms consist of two family (3 or 4 beds) and two doubles (one king size), one twin and one single room.

As a family business, children are more than welcome at Kingsley. We are happy to provide anything else you may need (from ice for that night cap to change for your bus fare!) to ensure you have a warm, welcoming and enjoyable stay in our home.
Check in times
Check in is from 16:00 on day of arrival until 21:00. Out with these hours is by prior arrangement. Late check in after 22:30 incurs a late check in fee of £25. No check in after midnight. Check out is by 11:00 on day of departure. We will try and meet your early or late check in requests whenever possible.
